Winnipeg house prices continue to rise in first quarter
Low inventory levels drive up prices in seller's market
WINNIPEG, April 5, 2012 /CNW/ - Winnipeg's real estate market continues to prosper as 2012 begins, according to the latest Royal LePage House Price Survey. The survey released today showed strong year-over-year price appreciation across all housing types in Winnipeg.
Of the three housing types surveyed, standard condominiums posted the largest year-over-year price increases, rising 11.2 per cent to $186,143 - the highest price increase for standard condominiums in Canada. Standard two-storey homes rose 4.1 per cent to $309,250, while prices for detached bungalows were up 5.2 per cent to $283,375, compared to the first quarter of 2011.
"The number of real estate sales in the Winnipeg market has remained pretty consistent with levels from last year, but inventory levels have dropped off slightly resulting in healthy price appreciation," said John Froese, broker, Royal LePage Prime Real Estate. "This lack of supply has generated multiple offers and properties selling over the listing price."
Froese explained that new listings and start-up projects hitting the market will do little to balance the resale market in the coming months. He noted that this especially applies to properties priced under the $300,000. These properties are in high demand right now among a variety of buyers, including first-time home buyers.
Nationally, market activity in the first quarter of 2012 was unusually high resulting in tight inventories and strong price appreciation in most major cities. Buyers were attracted into the market by historically low mortgage rates and sellers brought listing inventory to market earlier than normal, encouraged by unseasonably warm weather.
In the first quarter, Canada's average standard two-storey homes rose 5.0 per cent year-over-year to $398,282, while detached bungalows increased 4.4 per cent to $356,306. Average prices for standard condominiums increased 2.2 per cent to $243,153.
"Our housing market is being pulled in opposite directions by opposing economic forces," said Phil Soper, president and chief executive of Royal LePage Real Estate Services. "On one hand, there is the rapidly strengthening U.S. economy, increasing Canadian consumer confidence and what can only be called a national mortgage sale encouraging activity and bidding up home prices. On the other, we have signs of over-shooting values and strained affordability in our largest cities. We are likely to see much more modest price appreciation as the year unfolds."
