TORONTO, Nov. 11, 2014 /CNW/ - Trez Capital Mortgage Investment Corporation (TSX: TZZ) (the "Company") is pleased to report financial results for the quarter ended September 30, 2014.
Third Quarter Highlights
- Net income for the quarter totaled $2.6 million, up from a loss of $77,000 in Q3 of 2013 (the loss was due to the different way dividends were accounted for under the previous closed-end fund regime)
- Income from operations totaled $2.6 million, a decrease from $4.0 million in Q3 of 2013 (note that due to the redemption as part of the corporate transition, the capital base is 15% lower)
- For the third quarter, basic and diluted earnings per share was $0.13 and dividends paid were $0.175 per share
- For the nine month period ended September 30th basic and diluted earnings per share was $0.48 and total dividends paid were $0.525 per share
Investment Portfolio Highlights
- 65.5% of portfolio in first mortgages
- Weighted average loan-to-value of the mortgage portfolio was 69.5%, below the Company's Investment Guideline of 75%
- Weighted average interest rate and term to maturity on mortgage investments was 7.7% and 11 months, respectively
- Geographically diversified portfolio across Canada: Alberta (32.0%), Ontario (29.1%), Nova Scotia (11.4 %), New Brunswick (10.8%), British Columbia (9.7%), and others (7.0%)
- 100% of equity remained fully invested throughout Q3
