Sellers Seeking Alternatives

EDMONTON, Aug. 3 /CNW/ - With a buyer's market firmly in place and sellers struggling to figure out what it takes to sell their home in these difficult times, sellers tend to look to alternatives other than smart pricing.

When I ask the simple question why do some homes sell while others don't? There are typically only two answers; the home is priced incorrectly or the home lacks exposure.

When it comes to pricing, even the worst home can sell if it's priced correctly, but if the seller is unrealistic about the home's value or lacks the proper information in order to understand value then they're likely to be unsuccessful.

The unrealistic seller tends to seek alternatives in hope there's a unique system out there that will sell their home, and there's plenty to select from. Agents looking to differentiate themselves from others in the industry, or simply to justify high fees can provide you a number of alternatives like an agent open house or just listed cards. There are others too, ads in a glossy magazine or on fancy new website that's promises to reach every buyer in every corner of the world. If it was that easy folks we'd all be doing it successfully.

Know this, the majority of advertising that agents promise will not provide additional exposure for your home but are actually designed to provide the agent with exposure. Have you ever heard of a buyer waiting for the next just listed card to arrive in the mail or the nice glossy magazine to hit the stands? Buyers, especially in these challenging markets, want guidance and information and only a good REALTOR(R) with the ability to translate that information can provide this.

Bottom line is this; if sellers resist being competitively priced they will only end up chasing the market. Sellers have to accept this reality now and act accordingly or risk losing even more in the end.

When it comes to exposure there is no better medium to access buyers than the MLS System(R). Highly considered the most powerful selling tool in the world, MLS(R) gives you the most complete and honest exposure available and unlike a magazine, the information provided by the MLS System(R) is accurate and timely.

In fact, by taking your home out of this system, you're actually contributing to lost information making it harder for everyone to understand what's happening in the market. The information contained in the MLS System(R) is regulated, accurate, timely and essential in helping not only buyers and sellers understand their homes value, but it also helps governments and the general public better understand the markets. If either of these is compromised the MLS System(R) risks becoming irrelevant and the implications of this happening would be dramatic.

So why isn't everyone using the MLS(R)? First the cost is simply too high and second, many have had bad experiences with agents in the past.

Too many today don't see the value of the MLS System(R) and an experienced REALTOR(R) which is unfortunate because I see buyers and sellers making big mistakes daily, and it will only continue as long as the perception of selling real estate is easy. after being open just two years is now selling over a home every two days.
