EDMONTON, Nov. 3 /CNW/ - A recent article in the Toronto Star talks about potential changes to the MLS(R) System that may dramatically change the way organized real estate in Canada operates. "Details of a settlement have yet to be decided, but the bureau's findings are expected to have a profound impact on the real estate industry - by permitting more innovative discount brokers into the market while allowing sellers to list their properties less expensively on the Multiple Listing Service." This is something SellerInvite.com has anticipated for some time and we are poised to take full advantage of any changes that may come, however, we do have concerns.
SellerInvite.com is an Edmonton based real estate company offering full REALTOR(R) services and complete exposure to the MLS(R) System. We offer all the freedoms of selling by owner along with the exposure of the MLS(R) while never leaving the REALTOR(R) out of the equation. Rod Thompson, President and founder of SellerInvite.com (Edmonton) believes that competition helps keep the MLS(R) system strong.
Rod agrees with the proposed changes being suggested with the Canadian Real Estate Association (CREA) but he still strongly believes that REALTORs(R) are a profession that is needed. "Real Estate agents are here to look out for your best interests. They provide expert advice on marketing your home, pricing strategies, contract negotiations, and many other services that you cannot find anywhere else." That being said, Rod feels that consumers should not have to pay thousands of dollars for this service. He also believes that discounted fees should not mean less service. Our role as REALTORS(R) needs to first change. Then will our image and then our value. SellerInvite.com is proof that competition along with regulation is the best way to improve the system.
We feel that this recent ruling will have major implications within our industry, and it is critical that CREA and the Competition Bureau work together to ensure the best interests of the public are kept at the forefront.
Opening our doors completely to the public has the potential to destroy the integrity of the MLS System(R) and puts the public at risk. Not only do REALTORS(R) rely on the integrity of this system, but so do governments who use it (the MLS(R)) as a tool to monitor the economy, but it's ultimately the consumer who benefits most from having a regulated system that protects and manages the information within it. So it's critical that the REALTOR(R) not become irrelevant or absent going forward, and we fear there may be potential for this to happen.
Change from within is critical
At the heart of this dispute are the exceedingly high fees to access the MLS(R) System. SellerInvite has solved all of these problems, we are way ahead of the curb and we did it on our own using the rules that exist today, and judging by the numbers, the industry in Edmonton has embraced our concept. In fact, nine out of ten of our homes sold are by other REALTORS(R), we are proof that change can occur from within the industry.
If we improve the environment for competition to exist, then we will ultimately give consumers the opportunity to determine the direction our industry takes, this way everyone benefits including the industry itself. This is the best case scenario and it's the one we at SellerInvite.com hope to see.
