Royal Homes began production in late June 2026, delivered the first modules to North Bay in mid-July, and completed its manufacturing, delivery and installation work in September.
Each 8-plex consists of 10 factory-built modules, which were craned and set on site in approximately two business days per building.
The project is being delivered in partnership with highly respected long-time local builder Bay Builders, demonstrating how builders can incorporate Royal Homes' factory-built OneBuild system into their own developments while continuing to manage the broader site development and final completion.
"Bay Builders has worked with Royal Homes for a long time, so we understand their commitment to quality and innovation, but this move into medium-density multiplexes could be a game changer for a market like North Bay, where demand is high but the supply side is quite constrained," said Joe Rogers, President of Bay Builders.
The Perut Place project received permit approval at the end of May with site work beginning immediately thereafter. With the modular structures now in place, the next phase includes exterior completion, common areas and remaining site work, with keys expected to be delivered to residents by this December – representing just seven months from 'foundation to occupancy'.
Through its OneBuild program, Royal Homes works with builders, developers and landowners on various built-form residential projects, supplying the precision modular components while local partners manage site development and final completion.
"Perut Place shows what is possible when local builders combine their land and resources with Royal Homes' manufacturing expertise," said Sid Kerrigan, President of Royal Homes. "Our team is very excited to play a lead role in fast-tracking all-important housing supply to growing urban centres located across Ontario."
"Projects like Perut Place show how innovation can help more homes be built faster," said Vic Fedeli, MPP for Nipissing. "By combining advanced manufacturing with local expertise, Bay Builders and Royal Homes are creating much needed rental housing right here in North Bay."
