Pure Industrial Real Estate Trust Announces Sale Leaseback Agreement

VANCOUVER, July 23 /CNW/ - Pure Industrial Real Estate Trust ("PIRET") (TSXV: AAR.UN) today announced an unconditional agreement to purchase a single tenant income producing industrial property (the "Property") located in Edmonton, Alberta for a total purchase price of $14,800,000.

The Property is 130,944 square feet in total and sits on approximately 7.78 acres of land. The vendor will lease back the Property under net, care-free lease with a term of 20 years with contracted rent escalations every five years throughout the term. The purchase price of $14.8 million represents a going in unlevered annual return ("Capitalization Rate") of 7.87%.

The acquisition is anticipated to close prior to July 30th, 2010. The purchase price will be satisfied with cash on hand and proceeds from new mortgage financing of $9.62 million, bearing interest at 5.35% per annum, with a ten year term maturing in 2020.
