TORONTO, Sept. 29, 2026 /CNW/ -- Peakhill Equity Partners ("Peakhill"), the equity investment platform of Peakhill, announced the closing of Peakhill Apex U.S. Equity LP ("Apex"), an opportunistic real estate equity vehicle focused on investing in institutional commercial real estate projects in the U.S. Peakhill anticipates deploying up to $80 million USD of capital (inclusive of co-investments) with an anticipated total portfolio capitalization value of over $700 million over the next couple of years.
Apex closed on June 30, 2026, and was seeded with interests in three institutional-quality multifamily developments that Peakhill is invested in alongside leading national and regional developers. A Toronto-based asset management firm served as the lead investor in the fund, anchoring the closing. Apex has a flexible mandate but is primarily focused on Co-General Partner ("Co-GP") and Preferred Equity investments in ground-up and value-add rental housing projects across the United States in top 25 MSAs and major university markets (for student housing), as well as providing joint-venture equity for acquisitions of stressed and distressed rental housing assets. Apex is already evaluating a large pipeline of opportunities.
"The closing of Peakhill Apex U.S. Equity LP represents a significant milestone for our platform," said Jonah Belkin, President of Peakhill Equity Partners. "We are proud to seed the fund with three high-conviction Class A rental housing projects that reflect the opportunity set we are pursuing in the market today." Paul Heydweiller, Senior Vice President with Peakhill, added "Apex is well positioned with a flexible mandate to help strong developers and operators capitalize new projects at a time when the capital markets have diverged from fundamentals."
Apex's seed investments are highlighted below:
- Station Lofts (Port Chester, New York) -- a 180-unit transit-oriented multifamily development in partnership with Hines, one of the world's leading real estate investment, development, and management firms. This project is currently under construction.
- Hillcrest Apartments (Thousand Oaks, California) -- a 333-unit multifamily development alongside The Latigo Group, a Southern California-based real estate investment and development firm. This project is currently under construction.
- A third multifamily development in the San Diego MSA that is currently in predevelopment, with construction commencement scheduled for December 2026.
Together, these investments establish a diversified geographic and sponsor footprint for Apex from inception.
