Trez Capital Mortgage Investment Corporation Announces 2014 Year End Results and Conference Call Details

TORONTO, March 25, 2015 /CNW/ - Trez Capital Mortgage Investment Corporation (TSX:TZZ) (the "Company") is pleased to report financial results for the quarter ended December 31, 2014.

2014 Highlights

  • Net income totaled $12.0 million, up from $180,742 for 2013 (the gain was due to the different way dividends were accounted for under the previous closed-end fund regime)
  • Income from operations totaled $12.6 million, a decrease from $15.2 million for 2013 (note that due to the redemption as part of the corporate transition, the capital base is 15% lower)
  • Basic and diluted earnings per share was $0.61 and total dividends declared were $0.70 per share
  • During fiscal 2014, the Company funded 12 new mortgages totaling $53.8 million
  • The Company received full and partial pay downs on 23 mortgages totaling $107.7 million

Investment Portfolio Highlights

  • 69.7% of portfolio in first mortgages
  • Weighted average loan-to-value of the mortgage portfolio was 69.6%, below the Company's Investment Guideline of 75%
  • Weighted average interest rate and term to maturity on mortgage investments was 7.3% and 10 months, respectively
  • Geographically diversified portfolio across Canada: Alberta (31.3%), Ontario (34.3%), Nova Scotia (10.6 %), New Brunswick (11.7%) and British Columbia (12.1%).
