Sunrise REIT Responds to Ventas Lawsuit

    TORONTO, April 5, 2007 /CNW/ - Sunrise Senior Living Real Estate
Investment Trust ("Sunrise REIT") (TSX:SZR.UN) announced today that it has
been served with a statement of claim in respect of an action commenced today
by Ventas, Inc. ("Ventas") in the Ontario Superior Court of Justice for
damages against Sunrise REIT for alleged breaches of its standstill
enforcement obligations in the Purchase Agreement currently in place between
Ventas and Sunrise REIT.
    Sunrise REIT is of the view that this legal action by Ventas is without
merit and it will vigorously defend it. Sunrise REIT confirms that the
Purchase Agreement remains in full force and effect and the recommendation
that unitholders vote in favour of the proposed Ventas transaction has not
