Huntingdon REIT announces the acquisition of Winnipeg office property

    WINNIPEG, Nov. 19 /CNW/ - Huntingdon Real Estate Investment Trust
("HREIT") (TSX: HNT.UN) announced today that it has agreed to acquire a
two-storey office property in suburban Winnipeg, Manitoba for $5.3 Million,
subject to the usual closing adjustments. The property, known as the Xerox
Building, is located at 895 Waverley Street and contains 34,435 square feet of
net leasable area. The property is fully leased to Xerox Canada Ltd,
Librestream Technologies Inc. and Dillon Consulting for terms maturing in 2012
and 2013.
    The purchase price, including estimated closing adjustments, represents
an estimated 7.75% capitalization rate. The acquisition will be financed with
a first mortgage loan in the amount of $4 Million and the balance in cash. The
first mortgage loan will bear interest at an estimated rate of 5.85% for a
five-year term and have a 25-year amortization. The acquisition is scheduled
to close on December 15, 2007.
