Sandra Rinomato, Host of HGTV's Property Virgins, to offer tips on renovating for resale at Canadian Cancer Society fundraiser



    TORONTO, Nov. 2 /CNW/ - Sandra Rinomato, the host of HGTV real estate
show Property Virgins, will appear at the Canadian Cancer Society Bloor West
Village Home Reno Tour on Saturday, November 10, to offer ideas on selecting
renovation projects that will increase the resale value of your home.
    "Homeowners often think all renovations and upgrades will increase the
value of their home," says Rinomato. "But if you want to recoup your costs and
increase your property value, you need to think about what potential buyers
might think of your choices."
    The Bloor West Village Home Reno Tour is a new fundraiser that offers
Toronto residents the chance to see the inside of 10 renovated homes in one of
Toronto's landmark neighbourhoods - Bloor West Village - and support the work
of the Canadian Cancer Society.
    The homes included in the tour represent a broad cross-section of
different design styles and renovation projects including full teardowns,
additions and new builds. Rinomato will be available in one of the homes from
11 a.m. to 2 p.m. to answer questions and offer tips on making smart
renovation decisions.

    Rinomato recommends the following "Five Rules for Renovating":

    Align your renovation budget with the value of your home - If you own a
million dollar home, don't spend $10,000 on a new kitchen and buy an $800
fridge. Similarly, if you own a $200,000 home, don't spend $50,000 on your new
kitchen and buy an $11,000 fridge.

    Open up rooms - Taking down walls to open up space can be relatively
inexpensive and will instantly modernize your home. If you can't fully remove
a wall, consider a pass-through and breakfast bar.

    Finish the renovation properly - When painting, you must spend the
necessary time it takes to prepare the walls and baseboards or you will be
wasting your time and money. Similarly, poor installation of any type of
flooring can send the wrong signals to buyers. Make sure that the sub-floor
has been laid evenly, quarter round is replaced properly, joints meet and have
been finished in a professional manner.

    Consider adding a bathroom - In some locations, adding a bathroom can
increase the value of your home by thousands more than the renovation cost
you. Buyers tend to look for modern baths that have space for storage and to
move around.

    If you have limited money to spend, focus on the walls and floors -
Remove old wallpaper and paint with modern and neutral colours. With flooring,
removing broadloom will sometimes reveal hardwood strip or parquet flooring
which can be repaired and restored quite inexpensively.

    The Bloor West Village Home Reno Tour takes place on Saturday,
